Ask anyone in southern New Hampshire or the Maine Seacoast about last winter and you’ll hear the same story: thick ridges of ice along the roof edge, icicles the size of baseball bats, and — for a lot of homeowners — brown water stains creeping across a bedroom ceiling in February. Ice dams are the single most common cause of winter roof leaks we see, and they almost never happen because the roof “failed.” They happen because of what’s going on underneath it.
The good news: ice dams are one of the few roofing problems that are genuinely preventable. The catch is that almost all of the real fixes have to happen before the snow flies. Here’s what causes them, what the warning signs look like, and what actually works.
What an Ice Dam Actually Is
An ice dam is a ridge of ice that forms along the lower edge of a roof and blocks melting snow from draining off.
The mechanism is simple. Warm air escapes from the living space into the attic. That warmth heats the underside of the roof deck, and the snow sitting on the upper part of the roof begins to melt — even when it’s well below freezing outside. The meltwater runs down the roof until it reaches the eaves and the gutter line, which hang out past the heated walls of the house and stay at outdoor temperature. There, it refreezes.
Repeat that cycle over a week of cold nights and sunny days and the ice builds into a solid dam. Every subsequent thaw sends water down the roof, where it hits the dam and pools behind it. Standing water on a shingle roof is a problem, because asphalt shingles are designed to shed water flowing downhill — not to hold back a pond. Water works backward under the shingle courses, through the nail holes, and into the roof deck.
That is the critical thing to understand: the icicles hanging off your gutters aren’t the damage. They’re the symptom. The damage is happening six feet up the roof, out of sight.
Why New Hampshire and Maine Homes Are So Prone to Them
Ice dams need three ingredients: snow on the roof, a roof surface above freezing, and an eave below freezing. Our region supplies all three, repeatedly, from December through March.
Freeze-thaw cycling
Inland Rockingham County towns like Deerfield, Nottingham, and Raymond routinely swing from the teens overnight into the mid-30s during the day. That daily cycle is the engine that builds ice dams. A region that simply stays at 5 degrees all winter has far fewer problems — the snow never melts in the first place.
Older housing stock
New England has some of the oldest homes in the country. Capes, colonials, antique farmhouses, and 1950s–70s ranches were frequently built with minimal attic insulation, no air sealing to speak of, and little or no ventilation at the soffit and ridge. Many have finished attic space or cathedral ceilings, which leave almost no room for insulation between the drywall and the roof deck.
Complicated rooflines
Dormers, valleys, additions, porch roofs that tie into a wall, and low-slope sections over ells and breezeways all create spots where snow piles up and drainage slows. Valleys in particular concentrate meltwater from two roof planes into one channel — and if that channel ends at a cold, iced-over eave, you have a leak waiting to happen.
Coastal moisture
Along the Seacoast — Portsmouth, North Hampton, York, and the Berwicks — storms tend to arrive wetter and heavier. Dense, saturated snow holds more water and produces more meltwater per inch than the drier snow that falls further north and inland.
Warning Signs to Look For
You can often spot a home’s ice dam risk long before there’s ice on the roof. Watch for these:
- Snow melts off your roof faster than your neighbors’. If your roof is bare within two days of a storm while everyone else on the street still has six inches, you are losing heat through the attic. That is an energy bill problem and an ice dam problem.
- Large icicles along the gutters and eaves. A few small ones after a warm afternoon are normal. Heavy, repeating icicle formation is not.
- A clear melt line partway up the roof with snow above it and ice below it.
- Water stains on ceilings or at the tops of exterior walls, especially stains that appear in winter and dry out in spring.
- Frost or condensation on the underside of the roof deck when you look in the attic on a cold day. That is warm indoor air reaching a cold surface.
- Peeling paint, damp insulation, or musty odors in upstairs rooms and closets on exterior walls.
- Gutters pulling away from the fascia — ice is extraordinarily heavy, and a gutter packed with it can weigh hundreds of pounds.
What Ice Dams Actually Cost You
Water that gets under the shingles doesn’t stop at the roof deck. It soaks sheathing, runs down rafters, saturates attic insulation (which permanently loses much of its R-value once wet), and finds its way into wall cavities and ceilings. Left alone across a few winters, the typical progression is rotted roof sheathing and fascia, ruined insulation, stained and sagging drywall, damaged interior paint and trim, mold growth in wall and ceiling cavities, and torn-off gutters.
Homeowners insurance will often cover the resulting interior water damage, but it typically will not pay to fix the underlying cause — the insulation, ventilation, and roofing deficiencies that created the dam. That part is on you, which is exactly why prevention is worth more than a claim.
What NOT to Do
Every winter we get calls from homeowners who did more damage trying to remove a dam than the dam itself had done. Please avoid these:
- Don’t chip at ice with a hammer, hatchet, chisel, or shovel. Cold asphalt shingles are brittle. You will crack them, tear the granule surface, and puncture the underlayment — turning a temporary problem into a permanent leak.
- Don’t put a ladder up on frozen ground against an ice-covered eave. Falls are the real danger here. More people are hurt dealing with ice dams than by the ice dams themselves.
- Don’t use rock salt or calcium chloride loose on the roof. It corrodes metal flashing, fasteners, and gutters, kills the landscaping below, and stains siding. (Calcium chloride in a fabric sock, laid vertically across the dam to melt a drainage channel, is a limited emergency measure — but it’s a stopgap, not a fix.)
- Don’t use a pressure washer or open flame. Both do exactly what you’d expect to a roof.
- Don’t treat heat cables as the solution. Zig-zag heat cables along the eaves can keep a drainage path open and are sometimes the only practical option on a hard-to-fix roofline. But they run up your electric bill all winter, they fail over time, and they’re addressing the symptom. Think of them as a bandage on a roof that still needs the real repair.
The Safe Short-Term Move: Get the Snow Off
No snow on the roof means no meltwater, which means no dam. After a significant storm, use a roof rake — a long-handled aluminum or plastic rake with wheels or rollers — to pull the snow off the bottom three to four feet of roof, standing safely on the ground. Work from the edge upward in layers, and don’t try to scrape down to the shingles; leave a thin layer to protect the surface.
On a two-story home, a steep roof, or anything with a complicated roofline, don’t improvise. Hire someone with proper equipment and insurance.
The Permanent Fixes (Do These Before Winter)
Every real solution comes down to the same goal: keep the roof deck the same temperature as the outside air. A cold roof doesn’t melt snow, and snow that doesn’t melt can’t refreeze into a dam.
1. Air sealing — the step almost everyone skips
This is the highest-value fix and the one most often overlooked. Insulation slows heat transfer, but it does nothing to stop warm air from physically leaking upward through gaps. Common culprits: recessed light fixtures, bath and kitchen exhaust fans, plumbing and electrical penetrations, chimney chases, the attic hatch or pull-down stairs, and the top plates of interior walls.
Sealing those leaks with foam, caulk, and rigid blocking, and making sure bathroom fans vent to the exterior rather than into the attic, often does more for ice dams than adding another foot of insulation on top.
2. Insulation depth
For our climate, current recommendations call for roughly R-49 to R-60 in the attic — meaningfully more than what was standard when most New Hampshire and Maine homes were built. Pay particular attention to the perimeter, where the attic floor meets the eaves. That’s the coldest, most leak-prone area, and it’s frequently the thinnest.
3. Ventilation
A properly ventilated attic pulls cold outside air in at the soffits and exhausts it at the ridge, flushing out any heat that does get through. That requires both intake and exhaust — a ridge vent alone, with blocked soffits, doesn’t work. Check that insulation hasn’t been stuffed into the soffit vents, and that baffles are holding an open air channel at the eaves.
4. Ice-and-water barrier at the eaves
This is the roofing-side insurance policy. Ice-and-water shield is a self-adhering waterproof membrane that seals around nail penetrations, so that even if water backs up behind a dam, it can’t get into the deck.
Building code in our region requires it to run from the eave edge to at least 24 inches inside the exterior wall line, and on low-slope roofs or homes with deep overhangs we’ll often extend it further. It also belongs in valleys and around every penetration. If your home was roofed decades ago, there’s a reasonable chance it has none at all — which is the single biggest reason older roofs leak during ice dam season while newer ones nearby don’t.
Because it can only be installed under the shingles, this is a fix that happens at roof replacement. If your roof is nearing the end of its life anyway, it’s a strong argument for not stretching it one more winter. The Honest Answer About Timing
Air sealing, insulation, ventilation upgrades, and roof work all want dry conditions and safe footing. Once there’s ice on the eaves, your options narrow to snow removal and damage control until spring.
September and October are the window. That’s when an attic inspection is straightforward, when a roof replacement can be scheduled without weather delays, and when you still have time to correct problems before the first real storm. When to Bring In a Professional
Call someone if you’ve had interior leaks or staining in past winters, if you can see daylight or feel drafts in the attic, if your roof consistently sheds snow faster than the houses around you, if your roof is 15 years or older, or if you’ve got an addition, dormer, or low-slope section that has given you trouble before.
An ice dam problem is a whole-system problem. Diagnosing it properly means looking at the attic and the roof together, not just at the ice.
